AC repair in Midtown & Montrose

Midtown and Montrose are dense, and the buildings are stacked vertically instead of spread out. That single fact drives most of the HVAC complaints we get in these neighborhoods.

The third floor that never cools

This is far and away the most common call here. Three-story townhome, ground floor is comfortable or even cold, and the top floor stays hot no matter where you set the thermostat.

It's usually not a broken air conditioner. Heat rises, and that's the stack effect, so the top floor picks up heat from the rest of the house on top of the sun load on the roof. Meanwhile the thermostat is often on the second floor, so the system shuts off based on a reading that has nothing to do with how the top floor feels.

What actually fixes it:

• Balancing the ducts. Adjusting dampers to push more air upstairs and less to the floor that's already over-cooled. Cheapest fix, and it's often enough.
• Zoning. Splitting the house into separate zones with their own dampers and thermostats so each floor is controlled independently.
• A dedicated system or mini-split upstairs. Many townhomes are built with two systems for exactly this reason. If yours has one system trying to cover three floors, that's the root problem.
• Attic and duct insulation. Uninsulated ducts running through a 140-degree attic lose a large share of their cooling before the air ever reaches the register.

Tight lots and condenser placement

Townhomes here sit on small lots with very little side yard. We regularly find condensers crammed into a narrow gap between buildings, or on a rooftop or balcony platform. Both create the same issue: the unit needs clear air around it to dump heat, and when it's boxed in, it recirculates its own hot exhaust. The result is high head pressure, poor cooling, higher bills, and a compressor that wears out years early.

If your outdoor unit is in a tight spot, keeping it genuinely clear, with no stored items, no fence panels tight against it, and no overgrown shrubs, is one of the highest-value things you can do for it.

The older side of Montrose

Montrose also has plenty of 1920s to 1940s bungalows, converted duplexes, and small apartment buildings.
